The story in 30 seconds

Aviara® is a planned $2.3 billion, 1,100-acre mixed-use, master planned community taking shape in Liberty, Missouri, a coveted Kansas City, Missouri suburb, about 20 minutes north of downtown, adjacent to I-35. Planned in phases over roughly the next 12-15 years, it will include nine distinct villages, a range of housing from first homes to estate homes to active adult villas, and 2.2 million square feet of commercial space. More than 170 acres of parks and open space tie into a 7+ mile trail network, including a demonstration farm, a regional sports park, a community center, and a 16-acre elementary school site earmarked as a donation to the Liberty School District.

Phase 1 planning & engineering continued into 2025. Initial site prep began in early 2026, with first move-ins projected for late 2028. All dates are subject to change based on approvals, weather, and other factors.

Quick facts

  • Size: 1,100 acres
  • Location: Liberty, Missouri, in Clay County, Kansas City Metropolitan area
  • Villages: Nine, each with its own identity, green space, and central gathering areas
  • Commercial space: 2.2 million square feet planned for retail, technology, light industrial, and hospitality uses
  • Projected long-term jobs: More than ~9,650
  • Parks and open space: 170-plus acres
  • Trails: 7+ miles for pedestrians, bikes, and horses, including connection to the Rush Creek Regional Trail System
  • School site: A 16-acre elementary school site earmarked as a donation from the Developer to the Liberty School District
  • Drive times: About 20 minutes to downtown Kansas City and about 22 minutes to Kansas City International Airport
  • Former project name: Montage Liberty

Housing mix

Planned residential counts across the full build-out, subject to change as phases advance:

  • Single-family homes: 1,800
  • Apartment homes: 1,000
  • Mixed-use residential units: 500
  • Active adult residences for 55+: 200

Housing types include apartment homes, townhomes, single-family homes, active adult, estate homes, and more..

The point of that range of homes is practical and multigenerational. A young family can buy a first home in the same community where a parent lives in a villa and a neighbor owns an estate home, all connected by the same trails and gathering spots.

Commercial and employment

Most commercial development fronts I-35, which keeps highway-facing uses away from residential streets and gives businesses visibility from one of the region's main corridors.

The 2.2 million square feet planned covers retail, technology, light industrial, office, medical office, and hospitality mix of uses and building sizes.

Full build-out is expected to support more than 9,650 long-term jobs and add a new base of taxable commercial property in Liberty.

Amenities and experiences

  • The Grove: An 8-acre demonstration and learning farm with orchard and vineyard, planned to offer hands-on programming for residents and Liberty K-12 students in subjects like crop science, agricultural economics, meteorology, beekeeping, and wind and solar management
  • Parks and gardens: Interpretive parks, pocket parks, butterfly gardens, and zen gardens
  • Recreation: A regional sports park, sledding hill, fishing lakes, and a neighborhood stable
  • Gathering places: A community center, neighborhood pools, an amphitheater, and an events venue
  • Culture: Curated public art throughout the villages

Environmental approach

Conservation shapes the plan rather than decorating it.

Existing waterways will be preserved and enhanced, stormwater design and native plantings work with the site's natural topography. The development includes sustainable infrastructure and green energy initiatives. The demonstration farm, orchard, and vineyard give residents and students a place to see land stewardship up close.

Phase I Timeline

Phase 1 planning and engineering has moved from conceptual to platting. Projected milestones:

  • 2027: Initial groundbreaking and infrastructure construction, including traffic, safety, and utility improvements
  • 2028: Commercial and residential construction underway, first move-ins projected for late 2028, and a Fall Parade of Homes®

Aviara® Liberty is a multi-phase project rolling out over roughly the next 12-15 years. All dates depend on approvals, weather, and other factors, and they are subject to change.
