If you look at subdivisions around KC, you will likely see cookie-cutter neighborhoods, all within a similar price range. You have a lot of choices in KC to get that "same-ole, same-ole" subdivision, insular experience.
Aviara will be different. There will be an integrated place with homes in a wide range of price points. Second, we’ve planned and built 'mixed-use master planned community' developments time and time before. This will not be another "typical suburban neighborhood". We have first-hand experience at enhancing and improving lifestyles through authentic community living. We can't wait to bring it to you and those you love.
There are plans for traffic and safety improvements to 104th and Church in the early project phases with new internal roads providing direct access from Liberty North High School to Plattsburg Rd. This will reduce pressure and backups at Church and 104th.
In years 5-to-7 additional alignment improvements will be made to Church Rd. north of the High School and to 112th.
The on-site demonstration farm at The Grove in Aviara will provide educational opportunities to residents and Liberty K-12 students including crop science, agri-economy, meteorology, and wind & solar management, along with hands-on growing of their own vegetables and fruits, bee-keeping, etc.
A level, well-located, 16-acre site for an elementary school has been earmarked as a donation by the developer, GreenWillow Communities, to the Liberty School District for construction of another Blue Ribbon elementary school.
Aviara has big plans for many top-end lifestyle experiences. These amenities and experiences exceed your typical "midwest neighborhood" development.
The Grove in Aviara will be an 8-acre demonstration & learning farm with an orchard and vineyard. There will be special emphasis on child, teen, and family experiences in the principles of good land stewardship and conservation.
It will be integrated into the landscape and provide a unique experience to this intentional community.
Trails, Parks, and More
Once complete, there will be walking trails, interpretive parks, butterfly gardens, sports park, and more. This will even include a 7.5 mile walking and running trail connecting the Rush Creek Trail System to Liberty Sports Park. Aviara will provide the final link to loop the area's regional trail network!
Yes, Aviara Liberty will create more than two million square feet of new, tax-generating, job-providing commercial spaces in a variety of shapes and sizes.
Most of the commercial areas will be fronting I-35 – because none of us wants our home to be facing I-35, right?

This is the most important question, right?!
GreenWillow Communities is happy to announce the Phase 1 planning and engineering started in mid-2025, so the initial groundbreaking will occur in mid-2026.
This means that traffic, safety, and utility improvements could begin in mid-2026.
New homes, businesses, and the Grove would be simultaneously under construction in early 2027.
The first Aviara move-ins are currently projected for late 2028.
This is a massive, multi-phase project that will roll out phase-by-phase over the next decade.

Yes, Aviara Liberty® was formerly named "Montage Liberty."
As the GreenWillow Communities Development team crafted the vision for this community, we realized we needed a name that truly soared above and beyond — a name that stands alone to reflect the spirit of innovation and harmony with the natural beauty of the site.
While the previous name of Montage celebrated layers of history and progress, Aviara takes it one step further as a bridge to the future.
